Affordable Multi-family Housing
Situated in the heart of Everett, Washington on the site of an old stone yard, the Ben Young Apartments project is a 140 unit, affordable multi-family senior housing project for Everett Housing Authority (EHA). By combining 3 separate parcels, this 128,000 SF mid-rise project will rehabilitate a tired commercial lot and 2 dilapidated single family residences into an effort to increase the local housing stock and make quality housing more affordable for active seniors. Ryan currently serves as the Project Architect and Project Manager, shepherding this project from inception through permitting and bidding.
Despite juggling the very real funding challenges of affordable housing developments, EHA chose to prioritize environmental sustainability as a primary design goal. Despite not pursuing formal environmental accolades such as LEED or Living Building Challenge, the design team underwent exhaustive and collaborative iterative energy modeling to bring the total building EUI down to 17, besting the Washington State Energy Code requirements by over 55%. Additionally, the intentional elimination of natural gas makes this project completely unreliant on fossil fuels and furthers the project goals of making a clean building that looks beautiful, provides rich amenities, and generates affordable housing that will help the community at large.
This building offers it’s residents distinguished amenities such as a new outdoor park area, fitness rooms, interior bicycle parking/charging, a communal library, a rooftop patio with community gardens, and a 6th floor lounge and covered patio with the best view in town. The design goal is to provide affordable housing of distinction for residents who may not be able to afford the increasing cost of market rate apartments.
